No two borrowers are alike, and no two loan scenarios are the same. At Mountain Lifestyles Mortgage, once your application is complete, we can pinpoint the specific documentation required for your loan by coordinating with the agencies that oversee both conventional and government programs.

While our goal is always to minimize the amount of paperwork, the following checklist provides a general overview of what most borrowers can expect.

For Hourly or Salary Borrowers

Most recent pay stub for each borrower with year-to-date income included
Two years of W2s

For Self-Employed Borrowers or 1099 Income

Two years of complete federal tax returns, including all schedules
Copies of any 1099s, W2s, or K1s reflected on your returns

For Borrowers Receiving Social Security

Most recent Social Security awards letter (typically received late in the prior year)

For Borrowers Receiving Automatic Distributions or Required Minimum Distributions (RMDs)

If Separated or Divorced

Fully executed copy of separation agreement or divorce decree

For Purchase Transactions

Fully executed purchase contract with all addendums

For All Borrowers

Two months of the most recent bank statements, all pages included
Most recent quarterly statements for investment and/or retirement accounts, all pages included
Name and phone number of your insurance agent to provide coverage for the property

If you own additional real estate:

  • Most recent mortgage statement for each property
  • Current insurance binder for each property
